Complex of buildings with further potential development possible. Ideal for someone wishing to develop and create a large home or run an accommodation business.
Nestled in a small, secluded valley on the Tuscany Umbria border, Borgo Ospicchio sits at the end of well-maintained white road and consists of two houses with a shared courtyard, beautiful saltwater pool and magical views. It provides the best of both worlds, a significant hillside retreat but ideally located for daytrips to many highlights of Tuscany and Umbria.
Villa Vetusta, the larger of the two buildings, is a large stone farmhouse with a spectacular view of the valley. The villa contains two main parts, one unrestored and the other a large, fully restored, independent property with three bedrooms and two bathrooms, two of which are located in the ancient tower. The living spaces consist of a large entrance hall that currently houses a full size billiards table but could be used as a dining area, a new fitted kitchen and a large living room that faces the valley on two sides. The Villa benefits from shading afforded by mature pine trees but we think that some simple thinning would dramatically enhance access to what is already a wonderful panorama.
The second building, Casa Ospicchio, is a beautifully converted old schoolhouse. This house has a spacious open plan top floor living area and kitchen with the two bedrooms and two large bathrooms located downstairs. This layout allows light to flood into the upstairs living space. Casa Ospicchio combines a contemporary feeling of space with many of the villa’s original features such as the wooden beams and open fireplace. It also has an unrestored cantina that offers the chance to add more bedrooms to the property or create a separate annex.
The pool (10 x 5m) sits between mature pine and olive trees, and is surrounded by beds of rosemary and lavender. One edge of the pool is built into a stone wall, matching the walls on the terraces. It uses a saltwater system to minimise the use of chemicals. Mature olive trees line the terraces around the pool, with fruit trees and tall pines elsewhere. The area around the pool has formal terraces whereas the land around the houses is gently sloped. You can stroll among the olives or follow steps to various viewing levels.
The location is excellent. In less than 10 minutes you can be at Antognolla Luxury Resort and Residences, with its 18 hole Robert Trent Jones designed championship golf course. Within 30 minutes by car you can reach Perugia, home to the world famous Umbria Jazz Festival held each July, Lake Trasimeno or Città di Castello, famous in part as the birthplace of Italian artist Alberto Burri. In 45 minutes you can visit Assisi and in less than an hour you can be in the stunning Tuscan hilltop towns of Montepulciano or Cortona. In less than 90 minutes from Borgo Ospicchio you arrive in the centre of Montalcino and Siena.
In a part of the world where beautiful views are frequently on offer Borgo Ospicchio still manages to stand out. The way the buildings and the grounds sit in their surroundings, the design of the pool and the landscaping of the surrounding terraces are very special.
Borgo Ospicchio presents an extremely interesting, beautifully situated complex that that could be enjoyed immediately by the new owner. Please note that the current owners engaged with a well-regarded Geometra earlier this year with regard to an outline concept to further develop the properties, which would be made available to a prospective purchaser.
